Why do I need a RICS survey?

What is a RICS Home Survey?

Our independent RICS Chartered Surveyor will visit your chosen property, inspect it thoroughly and provide you with a written report. 

Our service includes discussions before and after the survey to provide you with helpful friendly advice and give you a better overall understanding of any issues relating to the property. 

RICS qualified surveyors conduct surveys that carry the full weight of the Royal Institution of Chartered Surveyors, the industry’s most respected authority on surveying. 

Isn't a mortgage lenders report enough?

It is not the same as an RICS survey. The objective of a mortgage lenders report merely tells your lender if the property is reasonable security for your loan. 

An RICS survey informs you of the true condition of the property. This information is invaluable during price negotiations and will help you avoid any expensive surprises after you have moved in.

In short, a mortgage lenders report is for the mortgage lender. A survey is for you.

What is a Red Book Valuation?

As RICS Registered Valuers we can provide Red Book Valuations for a variety of purposes including Probate and for Target Help To Buy.  This independent valuation will provide a formal report on the property’s Market Value. 

What is the process?

  1. Contact us for a personalised quote.
  2. We discuss the process and help you to choose the appropriate level of RICS Survey for the property.
  3. We liaise with the estate agent/owner and arrange to visit the property.
  4. We carry out the survey and produce a written report for you.
  5. We discuss the findings and answer any further questions you may have throughout the process.
  6. You can then make an informed decision.
